Located in the Gleneden Beach Community Area (Zip Code 97388) of Lincoln County, the Salishan Residential Community offers an exceptional seaside setting designed around the western and southern shorelines of the Siletz Bay Estuary. Also, the community plan contains the back nine holes of the Salishan Golf Links, an 18-hole championship style golf course associated with the Salishan Spa and Resort featuring incredible ocean vistas found along the course layout. The Salishan Residential Community is well-liked for the pristine beach areas located along its western shorelines as well as the abundant wildlife found living around the beautiful natural surroundings of the Siletz Bay Estuary and the neighboring Siletz Bay National Wildlife Refuge.

Due to the Oregon State Law in place at the time of the original development, the community was built with a leasehold property interest form of ownership versus the more common fee simple property form of ownership. Due to this leasehold property interest, the community is often referred to as the Salishan Leasehold. The responsibility for governing the community now rests with the Salishan Leaseholders, Inc., an active corporation which controls the various aspects of the development. One of the main reasons for setting up the leasehold form of ownership was to allow the community to become gated for added security purposes and to maintain the roadways as private versus having to dedicate them to the public.

The Salishan Leaseholders, Inc. owns the lands of the Salishan Residential Community and is responsible for the leasing of the home sites under the terms and conditions of their Uniform Lease Agreement. Any person or entity purchasing property in the Salishan Residential Community must complete an Application for Assignment of Lease in addition to submitting an application fee to the Board of Directors. The application must be approved by the Board of Directors of the Salishan Leaseholders, Inc. prior to the transfer of the leasehold interest. The purchaser of the leasehold interest becomes a voting member of the Salishan Leaseholders, Inc., and participates in the voting process of selecting the Board of Directors.

The Salishan Residential Community is one of three significant real estate developments established within the Salishan Area along with the Salishan Hills Development, and the Salishan Spa and Resort. The Salishan Residential Community includes approximately 370 home sites made up of individual residential homes and two small condominium projects established in the area known as The Long House Condominiums and The Dune House Condominiums.

The Salishan Residential Community is located on the western side of the Pacific Coast Scenic Byway at the northern end of the Gleneden Beach Community Area. An access road leads westward off Highway 101 past the clubhouse area of the Salishan Golf Links and then traverses up to the front entrance area of the development. The front entrance area includes an office building used for the general operations of the Salishan Leaseholders, Inc., a visitor parking area, a security gate house, and a computer-controlled entrance gate.

Security and safety are a key aspect of the design of the Salishan Residential Community. The front entrance area includes a gate house staffed with security personnel overseeing access into the development during scheduled work hours of the day. The gated entry system features an automatic gate opener run by a computer system authorizing access into the development, even when security or office staff personnel are not present. Additionally, the computer system captures user identification data of those individuals utilizing the system. At night, a surveillance camera system captures photos of all vehicles entering into the development and records this activity on video equipment. Also, the office serves as a check-in location for all guests and vendors desiring access into the community. For added convenience, Salishan Community Members can purchase gate cards or automatic gate openers from the office for ease of entry into the community.

As part of the community services program, the security staff conducts routine patrols of the development monitoring various aspects of the community and addressing any issues impacting the areas of safety and security. As part of this safety aspect, the speed limit within the Salishan Residential Community is set at 18 miles per hour. Other security features designed within the Salishan Community Services include a telephone system allowing residents to open the gate from their individual residences for guests waiting at the front entrance, a house key custody service where residents can leave keys with the office for allowing access to their homes in their absence, and a free calling service designed for single residents where security staff personnel will check on the participant if the participant has not contacted the office by an agreed upon time period.

The Salishan Residential Community features a variety of home site locations offering beautiful natural settings and picturesque vantage points of the coastline integrated together nicely with acres of common areas set aside for preserving the scenic qualities of the community. The southern section of the community includes a hillside portion of home sites positioned in wooded areas thriving with verdant stands of evergreen trees. Also, the southern portion features home sites situated along the green grass fairways of the golf course. The southern section offers terrific seascapes of the shimmering ocean from afar as well as natural vistas of the Siletz Bay Estuary influenced daily by the ever-changing tides found within the estuary.

Another major portion of the Salishan Residential Community is built along the western shorelines of the lengthy beach strand of Gleneden Beach including the sandy beach dune areas of the Salishan Spit Area. This beach strand starts at the tip of the Salishan Spit bordering the mouth opening of the Siletz Bay, and extends southward for several miles eventually meeting the Fishing Rock Headland located in the Lincoln Beach Area of Lincoln County. The topology of the western shorelines of the Salishan Area changes over from small sandstone cliff banks leveling down to the oceanfront beach dunes formed on the Salishan Spit. Some of the oceanfront homes positioned within the Salishan Spit Area take advantage of the vantage points capturing either the white water surf coming ashore or the graceful waters of the Siletz Bay, and in some cases both view lines. Also, the two condominium projects (Long House and Dune House) are built along the western shorelines and are accessible directly off Salishan Drive.

The Salishan Residential Community features a wonderful selection of neighborhood amenities including the Community Club located near the middle of the development. The area of the Community Club includes two outdoor tennis courts, a basketball half-court, a volleyball court, a horseshoe pit and the main club facility configured with an outdoor swimming pool and poolside patio areas. The swimming pool facilities are available from mid June to Labor Day. Additionally, the club complex provides other amenities including ping pong and pool table recreation activities, a television with a VCR, barbecue and picnic areas, kitchen facilities and meeting rooms. Salishan Community Members can rent the facilities of the Community Club for their own social events as well.

Along the bay front section of the Salishan Spit, the community offers a boat launch area for flat bottom boats allowing access into the waters of the Siletz Bay. At the north end of the development, a community area is available providing paved parking and access to the undeveloped portions of the Salishan Spit Area. Several trails are available for hiking along the banks of the Siletz Bay as well as exploring the ocean shores. The Salishan Spit Area attracts many forms of wildlife thriving along its sandy shorelines including a wonderful haul-out location for harbor seals found at the tip of the spit.

The Salishan Residential Community provides numerous oceanfront locations within the development for accessing its incredible beach strand. While most of the beach access points do not include parking, there are two access points designed with paved parking areas. Also, a nature trail is available established along the southern shores of the Siletz Bay Estuary. The trail starts at the parking lot of the Shops at Salishan and heads westward past several of the golf holes, and eventually meets the roadway of Salishan Drive near the Community Club. Further adding to the fabulous pedestrian experience of the development are acres of common areas set aside for the enjoyment of the community and the 18 MPH speed limit ensuring pleasurable travel along the neighborhood streets.

The Salishan Residential Community is served by water, electrical and natural gas services available within the community along with phone and television services. Part of the development is connected to a public sewer authority known as the Salishan Sanitary District coupled with the other remaining homes designed around using onsite septic systems. The paved roadway system contained within the development is private to the community and maintained by the Salishan Leaseholders, Inc. All of the real estate housing options contained within the Salishan Residential Community are covered under the terms and conditions of the Uniform Lease Agreement recorded by the Developer as well as the zoning rules administered by the Lincoln County Planning Department. Also, an architectural committee organized within the Salishan Leaseholders, Inc. has authority to review all building and landscaping activities.
